Municipal Bonds
Using well proven programs, we are able to provide full acquisition and development funding for multi-family, senior housing, student housing, charter schools and mixed-use projects. New construction or existing with rehab is allowed. We fund full reserves through stabilization and with rehab, we will also fund those costs and full FF&E for the facility. Rates are priced to the market and the fees and costs are covered in the loan. We can close in much less time than the traditional Fannie, Freddie, FHA or HUD programs typically used for this purpose. In addition, you won't have to go to the market for tax credits and grants. We allow for seller equity to be used for leverage for the purchase as well. Call for details.
Conventional loans
